Project Manager

Are you interested in joining a growing design build firm in South Florida? We are currently looking to fill a Project Manager position. The position requires:

Knowledge of Plans:
- Demonstrate the highest level of plan knowledge
- Proactively identify issues and facilitate solutions
- Coordinate with Team Members and Consultants to progress drawings in advance of when they are needed

Scheduling:
- Responsible for overall project planning, critical path scheduling, time management and resource allocation
- Chart out the project objectives and plans
- Establish, monitor, communicate and maintain project schedules using Smartsheets
- Ensure that activities move according to predetermined schedules
- Make revisions to the schedule and expand upon it as needed

Subcontract and Procurement:
- Manage the subcontract process which includes but is not limited to estimating, negotiating, contracting and buyout
- Negotiate subcontracts and purchase orders to ensure that all projects goals are being addressed
- Ensure proper and timely purchasing and transportation of materials
- Track tasks to be sure they move according to predetermined schedule

Client Coordination:
- Schedule and prepare for monthly Zoom and/or in person client presentations with adequate enough time for management to review
- Meet with owners and design professionals to determine project requirements, manage client expectations and satisfaction

Site Coordination:
- Assemble the construction teams, develop

Document Control:
- Execution of critical procedural communication tasks including submittals, RFI's, scope, bid analysis, subcontracting and change order management
- Properly filing all documents on the server

Project Accounting and Budget Management:
- Review and approve the monthly requisitions to the owner and maintain a regular dialogue with the project vendors to ensure all financial matters are kept within the contract terms
Weekly review of the following: subcontract list, change order log, committed cost report and project budgets

Sage:
- Knowledge of the program
- Desire to use the program

Time Management:
- Daily time management and organization
- ensure all subcontractors pay applications and change orders are approved within required monthly billing cycles
- conduct a weekly meeting with job site superintendent

Leadership and Project Execution:
- Meeting deadlines and working outside regular hours to make sure deadlines are met
