Assistant Project Manager

Miami Beach-based Real Estate Development and General Contracting company seeks qualified Assistant Project Manager with background in Architecture or Construction Management for Owner-Builder mixed-use adaptive-reuse commercial construction project located in the Wynwood neighborhood of Miami. Working closely with the Project Manager, the APM will assist with construction administration and overall job site management and coordination of subcontractors, vendors, site logistics, deliveries and material handling, etc., as required to complete the project on schedule successfully and within budget. Responsibilities include a combination of both administrative duties and field duties. 
Duties and Responsibilities: 
• Work collaboratively with Project Manager
• Communicate clearly and promptly with Project Manager, Architect and other design consultants, via e-mail, phone, and in-person meetings
• Assist Project Manager with updates to project schedule and site logistics plan, generating RFIs, development of 2-week lookaheads, and reviewing subcontractor payment applications and change order requests
• Supervise job site and subcontractors to ensure work is completed per contract documents and schedule and to facilitate organized and coordinated site operations
• Inspect subcontractor work in progress to ensure quality control and compliance with local codes and safety standards
• Maintain project documentation, including daily logs, schedules, checklists, punch lists, inspection reports, and safety training records
• Participate proactively in subcontractor coordination meetings
• Schedule and participate in scope specific inspections
• Develop and nurture a strong working relationship with subcontractors and suppliers
• Maintain an organized, clean job site and ensure all subcontractors leave their work area broom-clean at the end of each day
• Open / close job site daily and ensure job site is properly secured at the end of each day
• Monitor weather conditions and ensure adequate measures are taken to protect job site and stored materials
• Maintain regular contact with Project Manager, Subcontractors, City and County Inspectors
• Create a positive and professional work environment which ensures a positive reflection of the company to laborers, subcontractors, investors, and tenants
• Keep Project Manager regularly informed of job conditions, and be able to assume all responsibilities of Project Manager when Project Manager is not available
• Perform any task assigned, including clean-up duties, material handling, and/or miscellaneous manual labor
Additional Qualifications, Education, and Experience:
• 2 - 3 years experience in Multifamily or Commercial Project Design and/or Construction
• Degree in Architecture / Engineering or Construction Management
• Ability to read and understand permit plans and construction documents
• Working knowledge of construction standards and local and state building codes
• Strong interpersonal skills, ability to communicate information and provide clear direction to subcontractors
• Ability to properly delegate and follow-up on tasks with a pleasant and approachable demeanor
• Must have ability to problem solve and prioritize responsibilities
• Basic computer skills, including MS Word and Excel, and ability to use e-mail, knowledge of AutoCAD a plus
• Must be fluent in English, bilingual English-Spanish preferred
