Construction Intern (Summer 2024)
A hands-on, 12-week +/- Internship program providing a working learning experience focused on the Ownership side of the Construction Management Planning, Design, Construction and Delivery of commercial retail projects. This position is a full-time internship opportunity for Summer 2024 (May through late July/early August) with flexible start and end dates that align with your school semester. Hopeful application timeline: application will be open until early October with interviews occurring on a rolling basis throughout September and October and candidate selected by late October.

What you’ll do:
Months 1& 2: Pre-Lease
- Introduction to PECO Culture – understand the History and culture at PECO
- Overview of Construction Department & Winning Aspiration
- Review PECO’s Sustainability Mission – and Write 1-2 white papers on possible new Sustainability initiatives for PECO Construction. (Provide 2021 Sustainability Goals)
- Introduction to Internal Systems – Construction’s “The Process” & Standards
- Review Tenant Scope of work with a Project Manager
- Review a set of plans on a new ground up building utilizing a plan review check list
- Review components of a) Standard PECO lease, b) National Retailer lease for items that pertain to Construction as it relates to scope of work, timing, contingencies, etc.
- Departmental Interviews – schedule 5 interviews with Acquisitions, Due Diligence, Finance, Accounting, Leasing, Legal and Property Management. Write a summary of each group’s role within the company and how each department interacts with Construction.
- Assemble existing conditions information on a lease opportunities with a Project Manager
- Assist with Project Manager the procurement of multiple bids from GC’s based on a Tenant/Landlord work letter.
- Assist with updating a national database of GC’s with PM’s to create a Construction Department database of preferred GC’s in markets PECO is present.
Months 3 & 4: Pre-Construction
- Assemble a Microsoft Schedule Project Schedule for a PECO Landlord work construction project.
- Evaluate Architectural/Mechanical/Electrical plans for conformance with the defined Landlord Scope of Work.
- Assess HVAC condition and how to budget based on age/condition of HVAC unit
- Work with PM/CM in assembling a complete set of bid documents
- Prepare a bid summary from bids received and define bid discrepancies, major line item pricing differences, etc. Evaluate value engineering opportunities.
- Work with Project Manager on setting up an executed lease (opportunity) in Job Cost.
- Discuss Technical writing and presentations with Intern and how to effectively communicate with others – specifically:
- How to summarize technical details into a high level summary
- How to organize and present ideas to internal stakeholders
- How to organize and present ideas to external stakeholders
- Write a one-page summary of “lessons learned” during the Internship and present to the Team on the last day of Internship
Other Tasks
- Record Center - Move/Name Plans to Permanent Digital Archive
- Draft on CAD some concept layouts for Development Opportunities
- Alta Survey Inventory
- Identify all missing Alta surveys on current Shopping Centers
- Other plan review opportunities to practice reading Construction Plans
What we’re looking for:
- A current university student enrolled in a degree seeking program studying Construction Management, Architectural Engineering, or other related program and in good academic standing
- Proficiency in Microsoft Office applications (Word, Excel, PPT, Outlook, etc.)
- Strong communication and relationship-building skills
- Results-oriented, with demonstrated experience of balancing multiple tasks and priorities
- Conceptual knowledge of the construction process including estimating, purchasing, subcontractor negotiating, scheduling, design/construction technology, and plan reading is preferred
